Sale of apartments
What is the easiest way to buy an apartment?
You can see all our projects here. For each of them we have prepared a customised website. With one click you will be able to choose a specific apartment, access relevant information and contact the sales office. They will professionally guide you through the whole process of buying an apartment.
Apartment reservation
By completing a reservation agreement, you can ensure that you will be able to buy the apartment as soon as the sales process begins. It also gives you time to think about it, confirm your decision and organise the financing before the purchase.
Development agreement
The development agreement comes in the form of a notarial deed and describes all the most important aspects of the developer's investment for the buyer. This includes the obligations of the parties and elements of the purchase process. It also contains detailed information concerning the apartment you are buying (whether it includes a parking space, a storage unit, etc.). The development agreement gives the buyer statutory protection and security for the funds they have paid.
Prospectus
The Prospectus is a basic document containing important information on the developer and the investment related to the purchase of the premises. It provides a comprehensive overview of the property, describing its history, surroundings and developer's experience, along with the development schedule and the sources of financing for the project. The individual part describes the purchased residential unit in detail, together with its price.
Mortgage
If you are going to finance the apartment purchase with a mortgage, our advisors will provide you with the most beneficial options. Our sales staff are available to prepare all necessary documents from our side.
Payments and settlements
Payments and settlements
By signing the development agreement, you are obligated to carry out the payments according to schedule. There is no benefit from making an early payment, and any possible overpayment will be settled in the next tranche. On the other hand, underpayment will result in statutory interest, which will reduce the value of paid funds.
Invoices
Invoices are issued after the funds have been received in the company's account and booked in the system. The invoice is delivered in the form and to the address of the customer's preference.
Apartment handover
When does the apartment handover take place?
The apartment can be taken over after the completion of construction and when the buyer obtains an official permit to use the premises. The deadline for the apartment handover and the pick-up of the keys is specified in the development contract. The apartment handover is possible after all payments outlined in the development contract have been made. When these conditions have been met, the customer service agent will contact you to arrange a handover meeting.
What is the apartment handover?
The apartment handover consists of the official transfer of the premises from the developer to the buyer in the presence of a building supervisory inspector. During the handover, the parties sign a handover report containing the information on all components of the premises, together with the specification of its technical condition and additional comments to be addressed.
Key collection
After the final payments have been made and the handover completed we will give you the keys to the premises, along with any cards and remote controls. We will then write doen the counters and hand over the building documentation and instructions to the apartment
Transfer of ownership - final agreement
What is the 'final agreement' (notarial deed)?
Commonly referred to as the final agreement, or notarial deed, this is the second agreement that we sign with the buyer for the establishment of separate ownership of the premises and its sale. The agreement leads to the separation of ownership of the premises from the joint property, transfering it to the buyer while at the same time resulting in the establishment of the land and mortgage register for the premises. Upon signing the agreement, the buyer becomes the owner of the premises, with a share in the land and parts of the joint property, as well as a member of the housing community.
When do I sign the final agreement?
The final agreement can be signed after the construction process is completed and all necessary administrative decisions are received. It is also necessary to settle all receivables resulting from the developer's agreement, preliminary agreement, tenant change agreement and others. Our sales and customer service teams agree on the logistics of signing the final agreement with each buyer individually.
Who bears the costs of the final agreement and what is the amount?
The costs of the final agreement are to be covered by the buyer. The costs include: notarial tax plus VAT, application fees for entries in the land and mortgage register, legal excerpts and potential powers of attorney. The amount of the fees depend on the value of the real estate being purchased (apartments, including a parking space or a storage unit).
Warranty and servicing of defects
How do I report a defect?
Defects can occur in any newly constructed building. After the apartment handover, we will rectify any major defects that occur (not including those resulting from improper use) as part of the warranty. Defects in the premises should be reported to the customer service office to the email address bok@rednetinvestment.pl.
What is the process of managing defects?
The reported defect is registered and forwarded to the technical services for justification. Justified defects are then forwarded to the general contractor to be rectified. They will contact you in advance to arrange a suitable date for repairs.
How do you report defects relating to the common areas?
Defects related to common areas should be reported to the building manager, who will take appropriate measures to classify and repair them.
How long does it take to fix the defect?
We make best efforts to ensure that the repair time is as short as possible. The date of repairs to external parts of the building can be postponed due to weather conditions.
